1. This is an informational website

This website tells you who we are, what we build and how to reach us. Nothing on it is an offer, an invitation to purchase, or an advertisement inviting booking. No booking is made and no payment is accepted through this website. A home is sold only under a written agreement signed at our office.

2. Project information is indicative

Project details, areas, layouts, elevations, specifications, amenities, prices and possession dates shown or described here are indicative and may change. They are subject in every case to the registration of the project under the Real Estate (Regulation and Development) Act, 2016 and the rules made under it, to the plans and permissions sanctioned by the competent authority, and to the agreement for sale executed between us. Where those documents differ from this website, those documents prevail.

Carpet area, built-up area and super built-up area are as defined in that Act and as stated in the agreement for sale, not as described informally anywhere on this site.

3. Images and drawings

Illustrations, line drawings, elevations, plans and any renderings on this website are artist's impressions. They are indicative of intent and are not to scale. They do not represent the finished building, its surroundings, its fittings or its landscaping, and no furniture, fixture or item shown in an image is part of what is sold unless it is listed in the agreement.

4. Enquiries and contact

When you contact us by telephone, email, WhatsApp or the enquiry form on this site, you consent to our replying using the details you gave us. How we handle your information is set out in our Privacy Policy. The enquiry form composes a message on your own device and opens WhatsApp with it; it is not submitted to or stored on this website.

5. WhatsApp messages

Where you have given us your number, we may send you service messages about your enquiry, visit or booking, and promotional messages about our projects. You can stop promotional messages at any time by replying STOP to any message from us. Essential communications about a booking you have made will continue. The terms of WhatsApp and Meta apply to messages carried over their platform.

6. Third-party links

This website may link to other websites, including map, brochure and social-media services. We do not control those sites and are not responsible for their content, their products or their privacy practices.

7. Acceptable use

You agree not to use this website unlawfully, and not to attempt to gain unauthorised access to it or to any system connected to it.

8. Limitation of liability

This website is provided on an "as is" basis. To the extent permitted by law we are not liable for any indirect or consequential loss arising from the use of, or inability to use, this website, or from reliance on information published here rather than on the documents referred to in section 2. Nothing in these terms limits any liability that cannot be limited under applicable law, including rights available to you under the Consumer Protection Act, 2019 and the Real Estate (Regulation and Development) Act, 2016.

9. Intellectual property

The text, drawings and design of this website belong to us. You may read, print and share them; you may not republish them as your own.

10. Governing law and jurisdiction

These terms are governed by the laws of India. The courts at Ranchi, Jharkhand have exclusive jurisdiction over any dispute arising out of or relating to this website or these terms.
